Wood Street House
Creating a premium, resident fitness facility without compromising on acoustics, sustainability or design
The Opportunity: Wood Street House, originally known as The Interchange, required a premium fitness and wellness facility that complemented the quality and ambition of the wider development while enhancing the resident experience.
A key consideration was ensuring the gym and studio spaces integrated seamlessly within the building's residential setting. Located alongside resident amenity areas, the design needed to balance outstanding fitness performance with resident comfort, with particular attention to acoustic performance and space planning. The project also required an innovative approach to flooring solutions due to the limited floor build-up available.
In addition, Legal & General Investment Management's commitment to sustainability aligned closely with our own approach, creating an opportunity to incorporate energy-efficient solutions while delivering a premium fitness experience for residents.
Our Solution: Working closely with the client and project team, we developed a bespoke flooring system specifically designed to achieve the required acoustic performance within the available floor depth.
The system allowed different flooring finishes to sit perfectly flush throughout the gym. Luxury vinyl tile flooring was installed within the main training areas, while a 26mm rubber flooring system was incorporated within the strength and free weights zone. By adjusting the sub-floor structure beneath each finish, we eliminated the need for ramps or transitions, creating a seamless, accessible user experience.
To support the client's sustainability objectives, we specified self-powered cardiovascular equipment wherever possible. This approach reduced both energy consumption and the overall carbon footprint of the facility, while maintaining the premium equipment offering expected within a modern BTR development.
The Impact: The result is a spacious, high-performing fitness facility that delivers an exceptional resident experience without compromising on design, functionality or acoustic performance.
Residents benefit from a fully equipped gym and dedicated studio space that supports a broad range of training styles, while the development team successfully achieved its acoustic and sustainability objectives. Through careful planning and bespoke engineering solutions, Wood Street House demonstrates how complex technical challenges can be overcome to create a standout resident amenity.
